We provide our investors with the opportunity to earn income from interest that far exceeds the sub 1% returns of CD accounts. On top of that, investors can avoid the volatility of other asset classes such as stocks or cryptocurrency by investing in trust deeds. We take care of everything and clients earn anywhere from 6.5 to 11% interest on their investment every month. For cautious clients, we’re also able to limit LTV to 75% for example, so that every borrower has at least 25% equity in the mortgaged property.

 

Experts agree that investing in mortgages makes sense

According to the Wall Street Journal, private lending made up just 4% of the mortgage market in 2019 but has been exploding in recent years. Investors are attracted to “hard money” loans because they offer much better yields than conforming mortgage products. Homebuyers and homeowners love private lenders because they are less restrictive than traditional lenders when it comes to loan qualification, income and loan amount limits.

Self-employed borrowers often can’t qualify for conforming loans and rely on private lenders. 30% of Americans were already self-employed by 2019 and that number has exploded recently.

How does the process work?

We work with new and experienced investors. An investor advisor will work with you to determine a loan amount minimum and maximum you are comfortable with. The advisor can also provide guidance on using self-directed IRAs, profit sharing plans, pensions, etc. to fund your deeds of trust. We will also determine how you would like to receive monthly payments and coordinate with the borrower to ensure monthly payments are sent promptly every month.

For each trust deed, we also provide an investment summary, a completely loan application, and, when applicable, a credit report and appraisal or inspection report.

We work with verry well-established, local title companies so you can be confident that your investment is safe when you send funds to the title company. We will of course provide detailed instructions and a point of contact at the title company. You will then receive a certified copy of the promissory note and first trust deed.
